With over 40 years of experience in many facets of the Real Estate business, Income Realty can be trusted to help you. Income Realty Corporation was founded in 1978 to help investors in residential and commercial real estate. Over the years, we have formed many investment groups and worked with dozens of other ownership entities. We have purchased, repaired and maintained, leased and managed hundreds of properties for varying periods. We act mainly for investors, but also represent sellers, owners and tenants through all phases of each transaction, as needed. Colleen is one of Miami’s leaders in professional property management. Colleen was invited to join Income Realty Corp. in 2003, obtained her real estate sales license in 2005, and her Brokers license in 2008. In 2012, she became part owner and President of Income Realty. IRC currently manages single family homes, multi-family properties, shopping centers and warehouses for various owners and investors. She is trained in property management, mortgage financing and association management, and is a professional member of the National Association of Residential Property Managers, National Association of Realtors and Miami Association of Realtors. She keeps current with the latest technology and changes by attending several property management seminars each year.

Before joining Income Realty Corp., Colleen worked with Maintenance Systems International (MSI) in Montego Bay Jamaica, where she handled ever-increasing responsibilities, leading to the post of Executive Administrator reporting directly to the President. While at MSI, she helped with the Preventive Maintenance software programming, then it’s installation at several large well-known hotels; she also helped supervise total maintenance and renovation projects.

Founded Income Realty Corp. in 1978. A graduate engineer and geologist, David had held senior management positions for Union Carbide, Noranda Mines and Revere in Brazil and Jamaica, and has owned and managed successful building materials, construction, maintenance, business development and management consulting, and export companies in Jamaica and the USA. He has been hired as a senior management consultant for 36 different companies. With IRC, he developed 19 successful partnerships and corporations that purchased and managed multi-family and commercial income-producing real estate. He currently serves as Vice-President.

As a committed community leader, David founded the Manchester Chamber of Commerce and was President of the Mandeville Rotary Club in Jamaica, and has been President of the Perrine-Cutler Ridge Palmetto Bay Rotary Club, has held many leadership positions at the Rotary district level, and has been President of his Church on two separate two-year periods. David loves active service to others.

In 2018, Income Realty Corporation. managed a property for Vanessa’s family. She was so impressed with their professional services , she decided to join their team after her retirement .

Vanessa joined Income Realty Corporation in 2019. Providing services for clients seeking rentals, buying and (or) selling residential and commercial properties. She also assists clients with home watch services and preferred property management needs. Her commitment, determination and passion is apparent through her professional approach. Vanessa builds relationships with clients through excellent service to buyers and sellers in order to earn their trust and provide a positive customer experience. She values the trust her clients place in her and she strives everyday to exceed their expectations. Vanessa is a member of the National Association of Realtors.

Prior to joining Income Realty Corporation, Vanessa worked for 33 years with the Department Of Children & Families as a Child Protective Investigator Supervisor until her retirement.

Carlos Toledo has over thirty-five years of experience in the real estate industry. His e xperience includes various aspects of affordable housing development, financing and management, which includes but is not limited to, financing through the use of Low-Income Housing Tax Credits, Tax-Exempt bonds, HOME, SAIL, and AHP. He has been involved in the development of over 1,500 units of affordable housing and has supervised management of over 4,000 multifamily units. He has a Bachelor of Science Degree from Herbert H. Lehman College of the City University of New York.

Carlos started as a bookkeeper for Fordham Bedford Housing Corp. in New York back in 1986. After a brief stint at a small Manhattan CPA firm, he returned to Fordham Bedford as a development director while also managing the properties in the development pipeline. He was promoted to deputy director and supervised development, construction, management and accounting staff. In 1996, he moved to Florida and took a position as a credit underwriter providing services to Florida Housing Finance Corporation. In 2000 he joined Greater Miami Neighborhoods as a developer and was promoted to vice president of property management. He left GMN to develop and manage properties on his own for several years. In 2007, he joined Carrfour Supportive Housing in Miami and helped them create a subsidiary known as Crossroads Management. He was made vice president of Crossroads while also providing development assistance. In 2010, Carlos became the interim president for Carrfour. He left in 2012 to partner in a new endeavor involving management and development of properties for third parties. Thereafter he spent some time with Community Partners out of Virginia as a development officer. In 2017 he joined Neighborhood Renaissance in West Palm Beach as a development manager. In 2019 he moved to St. Cloud, Florida and began providing consulting services to affordable housing clients.
